Tenant fit-outs and build-outs

Electrical work for new tenants, expanding tenants and spaces being reconfigured. We price from your drawings, or help you firm up the scope if the design is still moving.

  • Lighting layouts, switching and occupancy or daylight controls
  • Panel additions or replacements to suit the new layout
  • Making safe and removing redundant wiring from the previous tenant
  • Coordination with the general contractor, mechanical and low-voltage trades
  • Permits, inspections and an updated panel directory at handover

BWhat we need from you

  • Architectural and electrical drawings, or a marked-up floor plan
  • The landlord’s work letter or tenant criteria, if there is one
  • Access to the space and to the building’s electrical room
  • The construction schedule and your general contractor’s contact details

Service 02

LED lighting retrofits

Replacing older lighting with LED to cut energy and maintenance costs. We survey what is there, propose fixtures or retrofit kits, and plan the changeover so the space stays usable.

ATypical scope

  • Survey of existing fixtures: counts, types, mounting heights and circuits
  • Troffers, high bays, downlights, wall packs and pole lights replaced or retrofitted
  • Lighting controls such as occupancy sensors, daylight sensors and time clocks
  • Emergency and exit lighting checked and included where needed
  • Removal and disposal of old lamps, ballasts and fixtures
  • Fixture data and quantities you can use for utility rebate applications, where your utility offers them

BWhat we need from you

  • Reflected ceiling plans or a fixture schedule, if you have them
  • Access to all areas, including high-bay, exterior and parking lot fixtures
  • Areas that must stay lit during work, and preferred working hours
  • Any lighting levels or color temperature required by tenants or brand standards

Service 03

Power distribution and panel work

The equipment that gets power to where it is used: services, switchboards, panels, transformers and feeders. Most of this work needs a planned shutdown, so the schedule is agreed first.

ATypical scope

  • Service upgrades and coordination with your utility
  • Panel, switchboard and disconnect replacement
  • New feeders and branch circuits for added equipment
  • Load calculations and capacity checks before you add equipment
  • Dry-type transformers for equipment that needs a different voltage
  • Updated panel directories and equipment labeling

BWhat we need from you

  • A single-line diagram or existing panel schedules, if available
  • Nameplate data or specifications for any new equipment
  • Access to electrical rooms, meters and the utility service
  • Agreed shutdown windows, and a list of who needs notice
  • Utility account details if the service size is changing

Service 04

Preventive maintenance contracts

Regular, scheduled care for the electrical systems in your buildings, so problems are found on a planned visit rather than during a failure. The visit schedule and checklist are agreed in the contract.

ATypical scope

  • Visual inspection of panels, switchboards, disconnects and transformers
  • Thermal imaging of electrical equipment, if included in your contract
  • Cleaning and torque checks on connections during planned shutdowns
  • Emergency and exit lighting tests, with written records
  • Lighting repairs and fixture replacements
  • A written report after each visit, with recommended repairs listed by priority

BWhat we need from you

  • A list of the sites and buildings to include
  • Previous maintenance reports or records, if you have them
  • Site contacts and access arrangements for each location
  • Your preferred visit frequency and times
  • Any requirements set by your insurer, landlord or head office

Service 05

After-hours and emergency service for businesses

When a fault outside office hours affects your business, you need someone who already knows the site. That is why after-hours and emergency service is part of our maintenance contracts.

After-hours service is available to existing maintenance clients. If you are not yet a maintenance client, request a quote and we will price a contract that includes it.

ATypical scope

  • Fault finding and restoring power after a trip or equipment failure
  • Making damaged equipment safe
  • Temporary power for critical equipment, where it can be done safely
  • A written follow-up quote for permanent repairs

BWhat we need from you

  • An active maintenance contract with us
  • An up-to-date list of site contacts and access instructions
  • Electrical drawings or panel schedules for each site on file with us
  • A clear description of the fault and what is affected when you call

Service 06

Workplace and fleet EV charging

Charging for staff, visitors and company vehicles. We start with what your electrical service can support, then size and place chargers to suit how the vehicles are actually used.

ATypical scope

  • Site survey and assessment of existing electrical capacity
  • Load calculations, and load management where capacity is limited
  • Level 2 charger installation for workplace and fleet parking
  • Electrical infrastructure for DC fast chargers where the service can support them
  • Conduit runs, pedestals and bollards, with trenching coordinated where needed
  • Utility coordination, permits and inspections

BWhat we need from you

  • How many vehicles will charge, and how long they are usually parked
  • Preferred charger locations and a parking layout or site plan
  • Charger make and model, if you have already chosen equipment
  • Recent utility bills or your service size
  • Landlord approval, if you lease the property
